house hunt

the usual scene, me and je tinkering with our laptops, using the dining table as our "work area"..

je: pag nabenta natin yung bahay ng $xxx, bale magiging cash on hand natin is... (looks at his spreadsheet)... $xxx. para mag-breakeven yung binayad natin sa mortgage plus extra gastos sa bahay, kailangan mabenta natin sya ng $xxx.... kailangan tumaas sya ng $xxx from the price na binili natin sya....

je continues his theories and computations and Excel-ization.

i never thought i will have to go through selling or buying a house. primarily because i've memorized only one address my entire life, 2123 Karapatan ek-ek. moving here in FL, i noticed that people move around a lot. i was hoping we won't be one of them, but thanks sa magnanakaw, naghahanap kami ngayon ng bahay.

we've set our budget na, but since may mga "sort of hidden expenses" like repairs (tentatively), realtor's fee, closing fee, inspection expenses, at kung anu-ano pang anik-anik, mukhang bumababa ang budget namin. hehehe! it's a buyer's market right now, meaning, houses are selling cheap! that's good news! we could get the most out of our money. but that also means disaster, since kailangan din namin magbenta ng bahay. hayyyy.

anyways, we're still looking out for a good deal out there. i found a place na maganda (sa pictures), 3-bedroom, 2-full baths, 2-car garage, and a pool! damn! a pool is both an advantage and a disadvantage. advantage, dahil shempre masaya pag may pool kayo sa bahay! disadvantage, dahil naku naman ang maintenance! eh kung yung lawn nga lang namin, ang hirap na minsan i-maintain, yung pool pa kaya?

wish us luck! looking for a place can be pretty stressful, but dealing with a realtor is worse. hopefully we could decide na kung sino ang kukunin namin, yung tatay ng friend nya, or yung asawa ng officemate ko. we're not running out of time naman, but of course the earlier we move, the better. parang ayokong abutin ng pasko at nagmo-move pa rin kami ng mga gamit namin.

and we also realized one thing... ang bahay, hindi dapat minamadaling bayaran, unless pag sure na sure na kayong di kayo lilipat. the market is so dynamic, kung magbayad ka ng extra sa mortgage mo, tapos biglang bumaba ang prices by the time you need to sell, you lose. it doesn't help being too optimistic, dahil ganon ang nangyari sa amin ngayon. =P we should've just kept those few hundred dollars for our next house downpayment, dapat di na namin binayad sa mortgage.

  • cookster is right. iba na ang issues/concerns natin ngaun. signs that we are maturing.. good enough eh? pero i have no idea about house hunting - mortgages, titles, deeds, etc. hanggang flat/room hunting lng ako. thanks to my agent, all seems hassle-free. almost.

  • Good luck sa house hunting nyo at sa pagbebenta ng house. This is fun and at the same time very stressful part of moving. But afterwards, it's a breeze :-)
